Curacao is divided in 'Banda Bou' (the area west of Willemstad) and 'Banda Riba' (the area east of Willemstad).
Gated resorts
Most foreigners move into one of the new or existing resorts. These are walled communities accessible through an automatic gate.
Upscale resorts that are currently popular are: Santa Barbara Plantation, the resorts around the Spanish Water, the resorts along the south coast east
of Willemstad, Blue Bay and Coral Estate.
Central areas
Fortunately, there are plenty of alternatives. Those who want to live in a central area (although the island isn't that big) prefer the affluent neighborhoods Mahaai or Van Engelen.
These areas emerged in the 1940s when the successful merchants in the town center started building their homes in the suburbs.
Banda Bou
Banda Bou is relatively sparsely inhabited. About 200 homes and several resorts have been built there during the past few years, some of which are still in development.
The land prices on Banda Bou are relatively lower than on Banda Riba. This is why it is generally expected that Banda Bou will see more and more developments in the coming years.
Which factors will influence your choice of location?
This depends on what you need the property for:
- If you plan to live there yourself, your personal living preferences are decisive.
- If you would like to rent your home out to tourists, it is important that the area offers sufficient options for recreation and nightlife.
- When you buy a home as an investment, your own living preferences are less relevant. What matters is that it offers you the possibility of good returns.
Other things to pay attention to:
- Are there any medical facilities nearby? (In general, medical facilities on Curacao are good.)
- Are there enough recreational options for children?
- Are there other children in the neighborhood?
- What is the distance from your child's school? (On Curacao, kids are generally driven to and from school by their parents.)
- In a tropical climate, life happens mostly outside. It is extremely important that your porch is built to face the wind.
- Inform about the possibilities of bringing a pet. They are often not allowed in apartment buildings.
- Do not buy or build a home that is too individual. You will still have to be able to sell it.
A home in a new project? Ask for these:
- The blueprint or a description of the real estate
- A plan of the area and the location
- A technical description
- A draft of the sales-contractor agreement
- Whether it is freehold or leasehold property and what the tenant duties are
- Whether all electrical and water facilities are in place
- How the drainage has been handled
- Whether there is a deep well (water well with pump). This is very convenient for watering the yard. If necessary, check whether it's possible to build one.
